Time to Start Moving In!

Whether you’re popping champagne or simply breathing a sigh of relief, congratulations on closing the deal! Now that it’s official, here are a few quick housekeeping items to wrap things up smoothly.

Final Walk-Through Inspection

The final walk-through is your exciting last chance to inspect the home before it’s officially yours! By this stage, all contingencies in the Purchase Agreement should have been satisfied and the seller’s belongings have been removed. This final inspection typically takes place the day before or the morning of closing, ensuring everything is in perfect order for your big day.

Closing Day – Welcome Home!

Once you’re happy with the final walk-through inspection, it’s time for the exciting final step: closing!

At the closing table, you, the seller, and the closing agent will review for accuracy and sign the settlement statement (which clearly outlines all financial details) and your loan documents. You’ll then provide your down payment balance and closing costs by either:

• Bringing a certified/cashier’s check for the exact amount shown on the settlement statement

or

• Wiring the funds directly to escrow (your escrow officer will provide instructions).

After all documents are signed and funds are confirmed, the deed is recorded with the County Recorder’s office, and the keys are yours. Congratulations, you’re officially a homeowner!
