Administrative Fee
Each resident or cosigner is charged a one-time $75.00 administrative fee. -
Pet Policy (if approved)
When pets are permitted following approval, tenants pay a monthly pet rent of $25 to $100 per pet (based on the paw rating from PetScreening.com) plus a single non-refundable pet fee of $150 per pet. -
Resident Benefits Program
All residents are automatically enrolled in our Resident Benefits Program for $35 per month. This package provides various conveniences and protections—details are available at https://www.wwrmco.com/resident-benefits-package. -
Application Requirements
Adults 18 and older must submit an individual application with a non-refundable fee of $65.00 per person. Screening evaluates credit, criminal background, rental history, employment, and income verification. -
Insurance Obligation
Tenants are required to carry renter's and liability insurance throughout the lease term and all renewals. Minimum required coverages include:
- $20,000 for personal property/contents
- $100,000 for personal liability
- $10,000 for bodily injury liability
You may obtain your own policy, but the Landlord and Agent must be named as additional insured (this differs from "additional interest"). If your insurer won't add them as additional insured, you'll need to use a different provider. Proof of coverage (policy copy) must be delivered to WealthWise Realty & Management, LLC before signing the lease or any renewal. Without it at lease signing, you'll be automatically enrolled in our provided insurance plan at $20 per month.

Qualification Standards
To qualify, applicants must meet these minimum criteria:
- Verifiable gross monthly household income must be at least 2.5 times the monthly rent amount.
- All properties are strictly non-smoking—no smoking allowed inside or anywhere on the premises.
- TransUnion Resident Score (a credit-based rental risk assessment) must average 600 or higher for all applicants combined.
- Proof required that any past-due amounts owed to previous landlords are fully paid. A prior eviction may result in denial.
- No felony convictions in the last 10 years involving property damage, manufacture/distribution of illegal substances, or assault. Other criminal records could lead to denial.
- Every pet requires separate approval.
- Any bankruptcy filing must have been discharged.
- All current or outstanding utility collections must be completely settled (no exceptions), with documentation showing full payment or resolution of fees from the utility or collection agency.
- Submit applications exclusively through www.wwrmco.com. We do not process or refund applications from other platforms.
- Provide a valid U.S. government-issued photo ID.

Income and Employment Requirements
Applicants must demonstrate a combined net monthly household income of at least 2.5 times the monthly rent amount. Income from all adult occupants may be combined to satisfy this requirement.
If employment income alone does not meet the threshold, applicants may submit documentation of other verifiable supplemental income sources (e.g., bank statements showing consistent savings, educational grants, retirement distributions, or similar stable funds).
Employment must be current, verifiable, and held for a minimum of one (1) year. Alternatively, other verifiable income sources—confirmed by appropriate documentation or third-party verification—may be accepted provided they have been consistently received and sustained for at least one (1) year and total at least 2.5 times the monthly rent. All income claims are subject to verification through employer confirmation or other satisfactory proof as determined by management.

Income Verification for Self-Employed Applicants
Self-employed applicants must provide documentation demonstrating stable and sufficient income. Acceptable verification includes:
- Three (3) months of recent bank statements clearly showing consistent deposits totaling at least 2.5 times the monthly rent amount each month.
All self-employed applicants must also satisfy the property’s standard screening requirements, including a credit check, criminal background screening, and any additional criteria outlined in the application process.
Incomplete or insufficient documentation may result in the inability to verify income and could affect application approval.
